Mistakes We Help You Avoid When Selling a Property

There are many common mistakes sellers make, but these can all be avoided by engaging as your conveyancer.

  • Signing an Incomplete or Incorrect Vendors Statement: As your conveyancer, we will ensure that the Section 32 Vendors Statement is complete, accurate, and includes all necessary documents and details regarding the property to avoid property disputes.
  • Failure to Disclose Material Facts: We will assist you in identifying and disclosing any defects, disputes, or other issues related to the property, in order to best ensure transparency and compliance with property requirements.
  • Ignoring Crucial Advice: By providing expert property advice, we ensure that all of our clients are informed of all relevant requirements, all obligations are satisfied, proper documentation is prepared, and potential consequences are avoided.
  • Underestimating Costs: We can further assist our clients by estimating and outlining the various costs involved in selling the property, such as conveyancing fees, potential repair costs, and other such expenses. This better ensures that sellers are financially prepared when selling their property.
  • Overlooking Contract Terms and Details: We will carefully and thoroughly review the Contract of Sale, ensuring all clauses are understood by our clients and that favorable terms and conditions are negotiated.
  • Inadequate Record Keeping: We pride ourselves in keeping proper records of all transactions, communications, and agreements related to the sale. This is a convention of our commitment to providing a smooth, hassle-free settlement- our comprehensive records will help you avoid future misunderstandings and protecting you from potential complications.
  • Incomplete or Incorrect Section 32 Statement: As your conveyancer, we will ensure that the Section 32 statement is complete and accurate, including all necessary details about the property to avoid legal disputes.

Awesome responsive service. Matt & the team really looked after me, even after I brought them in very late in the process of my purchase. I am not knowledgeable in this area, but I felt supported and guided along the way. I highly recommend them for all your conveyancing needs!
